Site Manager

Job Type: Full-time

Responsibilities:

· Full understanding of schedule, relationships within schedule, when and how to refine schedule

· Schedule forecasting and outlook

· Communicating to trades about upcoming schedules (written notification and verbally communicating during weekly site meetings)

· Hold preconstruction meetings 2 weeks prior to each work activity

· Overseeing / Managing all onsite construction activities

· Co-ordinate inspections with consultants (soil, structural, architectural, mechanical, and electrical)

· Supervise staff and provide constructive feedback

· Ensuring each work activity is 100% complete and deficiency free

· Ensuring work areas are clean

· Quality control inspections after each work activity

· Documenting deficient work, communicating to trades and ensuring deficient items are complete in a timely fashion

· Reporting deviations, inefficiencies, and problems daily with accuracy and urgency to trade partners

Qualifications/Requirements:

· Bachelor’s Degree or Technical Diploma in Construction Management or equivalent is preferred

· Five or more years of residential or construction supervisory experience

· Excellent attention to detail

· Ability to multi-task

· Must be able to work independently

· Strong written and verbal communication skills

· Valid driver’s license and reliable personal transportation required for daily travel

· Police clearance

· Ability to walk residential communities and ungraded lots regularly

· Ability to work in a fast-paced environment

Maintenance Operations Manager

At City Vibe Developments Inc., we seek individuals who are highly motivated, productive, and who strive to achieve the highest quality results in a fast-paced, dynamic work environment. We are currently seeking an individual to join our team as a Maintenance Operations Manager.

The role of Maintenance Operations Manager includes but is not limited to the following:

· Developing and implementing maintenance policies: Creating procedures and schedules for maintenance

· Lead and supervise staff: Coordinate and support maintenance personnel, ensuring timely completion of tasks and collaboration with contractors for high-quality project execution.

· Coordinating and arranging maintenance appointments: Ensuring maintenance staff is scheduled to complete assigned tasks daily

· Optimize workflow: Schedule and assign maintenance tasks to maximize efficiency and productivity.

· Inspect and troubleshoot: Assess equipment and facilities, addressing issues proactively to minimize disruptions.

· Manage budgets and inventory: Oversee materials and supplies, maintaining inventory levels within budget constraints.

· Ensure regulatory compliance: Adhere to safety, health, and environmental regulations in all maintenance practices.

· Track and report activities: Maintain accurate records of maintenance tasks and outcomes using company software.

Rental Property Administrator

City Vibe Developments, the market leader in low-rise condominium development and luxury rental apartments, is seeking an entry level Rental Property Administrator. Administrative experience in a fast-paced environment and accounting skills are an asset but not required. Ability to multitask, communicate and prioritize are a must for this position.

Job Type: Full-time, permanent

Responsibilities of this position include, but are not limited to, the following:

· Review lease agreements and monthly Pre-Authorized Debits (PADs),

· Confirmation of actual rent vs PAD and submit to Cash Management after ensuring all changes are accurately recorded.

· Enter all deposits and securities into the database.

· Record all NSF’s.

· Processes and issue all renewal documents within window of company policy

· Assistance when needed to help process notices to be posted at site.

· Monitor terminated leases to ensure inspection of unit has been completed, security deposits returned where applicable.

· Creating and processing statement of accounts once move out requirements have been met

· Liaise with Property Managers to streamline procedures for rental properties and assist with administrative functions.

· Liaise with Community Managers on account inquiries.

Requirements:

· Knowledge of Residential Tenancy Act and familiarity with Condominium Board operations are an asset.

· Knowledge in the use of Microsoft Office.

· Ability to communicate effectively with a team and tenants on an as need basis and bring concerns with solutions to Management.
